RETAIL
’04 CENTER
1400 Congress Located at 1400 S. Congress Ave. is a newly constructed Retail below, Office above center. Working with the design architects and owners, we provided square footage calculations based on construction plans. As the center was built and shell spaces were leased, we provided updated “as-built” plans and Useable/Rentable Square Footage calculations.

We now house the complete plans for the center which can be easily updated as tenants move about and reconstruct.

EAST 6TH STREET
Austin’s famed 6th Street entertainment district is known for its many restaurants and bars. Working with the building management company, we provided Rentable Square Footage calculations for each of these four bars.

The historic Ritz Theatre downtown had been home to many different businesses over the years. What started as a movie theatre had been transformed to a dance club and bar. When locally owned Alamo Drafthouse saw an opportunity to relocate their downtown theatre to this larger facility, their Architects needed good plans to work from and turned to Dimensions Floorplans. We provided the CAD file to the design team with details of ceiling heights and level changes as well as typical as-built details. The new construction and designs were developed from that drawing with guaranteed accuracy.

OFFICE
WESTLAKE OAKS
Located at 1001/1101 Capital of Texas Hwy. is a business park consisting of 12 oddly shaped buildings. We have measured and drawn all or part of 9 of those buildings for the various owners. In one of those buildings we were able to add an additional 10% Rentable Square Footage to the building based on BOMA standards. This was achieved due to 6 inch window sills all around the building and by measuring to the interior surface of the windows instead of the interior surface of the walls. Of course this was a pleasant surprise to the owner who was wise enough to have his building measured!

8329 NORTH MOPAC
A beautiful but oddly shaped building can pose many challenges for a building owner or design team.  We were hired by the Architecture group on this project to lend our expertise with the as-built plans. The resulting CAD file allowed the Architect to complete the project faster and for less money than without the drawings, with the added benefit of knowing the plans are complete and accurate.

600 WEST 7TH ST.
In downtown Austin, many older homes have been converted to office buildings.  This wonderful old house is leased as an office. Our client has accurate square footage calculations for any area within the building, as well as areas that may be built out in the future. These drawings could be used as a valuable sales tool if the building were to go on the market for sale.

INDUSTRIAL / FLEX
ONE TECH CENTER
This Industrial Center in Northwest Austin has tenants that range from true industrial warehouse users to technical office space users. Our drawings are used as a base for tenants moving in and out of the center, and for expanding or reducing the size of a space to fit their needs. As the building changes, we keep the files up to date and floor plans accurate.

When a home is being remodeled or renovated it is very important to have a good set of plans to work with. Our residential plans are used by Designers, Architects, and Engineers as a base for the new construction plans.
